Periodic Maintenance Checklist
1. HVAC & Air Quality
- Filters: Replace quarterly (Owner provides a 1-year supply to tenants).
- Drain Maintenance: Pour vinegar and water down the condensate line monthly. (Owner provides a 1-gallon supply to tenants annually)
- Exhaust Fans: Vacuum bathroom fan covers to remove dust and build-up.
2. Water & Leak Prevention
- The “Dry Floor” Check: Inspect under every sink and around toilet bases for moisture.
- Water Heater: Drain traditional tanks to remove sediment (prolongs tank life).
3. Electrical & Safety
- GFCI Test: Use the “Test/Reset” buttons on all outlets near water sources.
- Detectors: Test smoke and CO alarms; replace batteries every 12 months.
- Fire Extinguishers: Check pressure gauges and hose integrity. Replace unit if 10+ years old.
4. Exterior & Structural
